This is a list of the publicly traded real estate investment trusts QuantumOnline tracks on the U.S. exchanges. A REIT owns or finances income-producing real estate and, in exchange for avoiding corporate income tax, must distribute at least 90% of its taxable income to shareholders each year.
That distribution requirement is what makes REITs a core income holding. It is also why REIT yields are structurally higher than the broad market's: the company cannot retain earnings to fund growth the way an ordinary corporation can, so it returns cash to shareholders and raises capital externally.

Equity REITs own physical property — apartments, warehouses, offices, data centres, cell towers, healthcare facilities — and earn rent. Their income moves with occupancy and lease rates, and they generally hold up better in inflation because leases reprice.
Mortgage REITs (mREITs) own mortgages and mortgage-backed securities rather than buildings, earning the spread between borrowing cost and mortgage yield. They are leveraged interest-rate plays, and their headline yields are usually much higher than equity REITs' — along with far more distribution volatility. A flattening yield curve compresses the spread directly.
Hybrid REITs do both. Knowing which type you are looking at matters more than almost any other fact about a REIT.
Because a REIT pays no corporate income tax on distributed earnings, its dividends generally do not qualify for the 15% or 20% qualified-dividend rate. Most REIT distributions are taxed as ordinary income.
Part of a REIT distribution is often classified as return of capital, which is not taxed in the year received but reduces your cost basis and increases the eventual capital gain. The split is reported each year on Form 1099-DIV and can vary considerably.
This tax profile is why many investors hold REITs inside tax-deferred accounts, and it applies to REIT preferred stock too — which is why REIT preferreds are excluded from our tax-advantaged preferreds list.
Conventional earnings per share understates REIT performance because real estate depreciation is a large non-cash charge against buildings that are often appreciating. The industry reports funds from operations (FFO) instead, which adds depreciation back, and adjusted FFO (AFFO), which subtracts recurring maintenance capital spending.
AFFO is the figure that most closely resembles distributable cash. If a REIT's distribution exceeds its AFFO for an extended period, the payout is being funded by borrowing or share issuance rather than operations.
Many REITs also issue preferred stock, which sits above the common in the capital structure and pays a fixed distribution. REIT preferreds appear on our preferred stock lists; click any symbol here to see whether a given REIT has preferred issues outstanding.
QuantumOnline has tracked exchange-traded income securities since 1997. Every security in this list is researched and maintained by hand from the issuer's prospectus and SEC filings, not scraped from a vendor feed. Where a figure is unavailable we show "n.a." rather than guessing.
Information is believed to be accurate but is not guaranteed, and nothing here is a recommendation to buy or sell. Always confirm terms against the issuer's prospectus before investing.
